For existing homeowners, the home equity investment works like this: Unison provides you a lump sum of cash today. In exchange, when you sell, refinance, or the agreement term expires, you repay the original amount plus a percentage of any appreciation in your home's value. There are no monthly payments. If your home appreciates significantly, the total amount you repay can be considerably more than what you received. If the home loses value, your repayment decreases accordingly.

For home buyers, Unison's HomeBuyer program contributes a portion of the down payment on a property purchase. In exchange, Unison takes a share of the future value. This can help buyers access a larger down payment than they could assemble independently, potentially avoiding private mortgage insurance, but it means sharing appreciation with Unison when the property is eventually sold.

Both products are fundamentally different from loans. The cost is not expressed as an interest rate, and the total expense depends entirely on how much your home's value changes over time. This makes it difficult to compare directly with conventional home equity loans or mortgages.
